The current land plan includes a park, linear paths and a new water well. The project will include frontage roadway improvements along Pedrick Rd. and East A St. and improvements to wastewater and storm drain utilities. The project will contribute fee payments to support offsite transportation, wastewater, storm drain and water system improvements. The project will contribute Quimby Fees, which the City would use for the betterment of existing community parks, e.g., Hall Park (connects at the southwest edge of Lombardo Ranch).
